A new housing project site is getting ready for development at 1402 South Veteran Avenue in Westwood. The project proposal includes the development of a six-story, 23-unit infill development. The project requires the demolition of an apartment building with six units that was constructed in the 1940s.
Century City-based investor Brennen Hakimian is the project developer. Warren Techentin Architecture is responsible for the designs.
The scope of work includes the development of a six-story multifamily residential development. The housing project will offer a mix of 23 one-bedroom, two-bedroom, four-bedroom, five-bedroom, and six-bedroom floor plans atop a two-level, 21-car subterranean parking garage.
Project entitlements included Transit Oriented Communities development incentives, permitting a larger structure than allowed by zoning and other concessions from land use rules. In exchange, three of the apartments would be set aside as affordable housing at extremely low-income level.
Renderings reveal an exterior of stucco, concrete, and perforated metal screens. Onsite open-space amenities include a rear patio and a rooftop deck.
The project site is located on a corner lot near Westwood Recreation Center. The estimated construction timeline has not been revealed yet
