A new large-scale mixed-use residential project has been pitched for development at 1220 South Hope Street in Downtown Los Angeles. The project proposal includes the development of a new eight-story mixed-use property offering spaces for residential and retail uses.
Hollywood-based Relevant Group is the project developer. MVE + Partners is responsible for the designs.
Relevant Group recently sold the adjacent Morrison Hotel to AIDS Healthcare Foundation for use as affordable housing. Nearly one decade ago, previous plans involved framing the four-story Morrison with new structures rising 15- and 25- stories in height.
A new project proposal reveals a scaled back vision for the property. The Morrison Hotel is no longer included in any redevelopment plans. The project site will now be redeveloped with an eight-story mixed-use building offering 531 studio apartments with approximately 7,165 square feet of ground-floor commercial space. Additionally, parking for 109 vehicles will be provided on the site.
The revised proposal also incorporates affordable housing as part of density bonus incentives requested by Relevant Group. Plans call for 27 apartments to be set aside for rent by very low-income households.
Renderings reveal a modern facade, designed in black and accented with brick and wood panels. The mixed-use will feature multiple courtyards and a rooftop pool deck.
The estimated project construction timeline is dependent on design reviews and approval.
