A new affordable housing project has been proposed for development 12442 West Pacific Avenue in Mar Vista, Los Angeles. The project proposal includes the development of a new five-story building offering apartments at affordable rates. If approved, the project will call for the demolition of an existing six-unit apartment building.
Thomas Beadel is the project applicant. Stockton Architects is responsible for the designs.
The scope of work includes the development of a new five-story building offering 42 units as low-income units. The units will be designed as a mix of one-bedroom and two-bedroom floor plans. No on-site parking has been proposed at this time.
The affordable housing project will be constructed via the Mayor’s Executive Directive 1. According to findings included with entitlement application, the proposed apartments would be restricted to rent by moderate-, low-, and very low-income households. In exchange, the project would be eligible for density bonus incentives permitting a larger structure than allowed by zoning rules.

The estimated construction timeline has not been revealed yet. The project site is located one block south of Venice Boulevard.
