A new residential project has been proposed for development at 12761 West Casewell Avenue in Mar Vista. The project proposal includes the development of a new six-story building offering 20 apartments. Once approved, the project will replace a duplex residence built in the 1940s.
Rick Dreyfus is listed as the project developer. Mika Design Group is responsible for the designs.
The scope of work includes the construction of a new six-story building yielding 19,000 square feet of total built-up area. The residential building will feature 16 one-bedroom and three-bedroom floor plans. Parking for 20 vehicles will also be provided on the site.
Renderings reveal a contemporary podium-type building with a rooftop amenity deck.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, two of the apartments are to be set aside for rent as very low-income affordable housing.
A project application has been submitted to the Los Angeles Department of City Planning, pending review and approval. The estimated construction timeline has not been revealed yet.
