A new affordable housing development has been proposed at 1132 West Florence Avenue in the Vermont Knolls neighborhood of Los Angeles. The project would bring a six-story building with 29 apartments to a site currently occupied by a single-family home.

Dreamwork Development LLC is listed as the developer. Designs are being handled by Malekian & Associates.

The proposed building would include a mix of studios, one-bedroom, and two-bedroom apartments. All units are intended for low- and moderate-income households. No on-site vehicle parking has been proposed as part of the project.

Plans have been submitted to the City of Los Angeles and are currently under review. If approved, demolition permits will be required to remove the existing residence before construction begins. A construction timeline has not yet been disclosed.

The project will proceed through the city’s Executive Directive 1 process, which streamlines approvals for 100% affordable housing. It also utilizes density bonus incentives, allowing for increased height and density beyond standard zoning limits.

Renderings depict a modern, six-story podium-style building with a minimalist color scheme. The exterior is primarily finished in white and light wood tones, creating a clean contrast that visually distinguishes the corner volume. Large windows are evenly spaced across the façade, bringing natural light into the residential units.

The building’s frontage along West Florence Avenue includes a recessed pedestrian entrance and streetscape improvements that aim to activate the sidewalk. The massing is compact and vertical, fitting within the scale of nearby development while transitioning away from the low-rise structures currently on the block.

The design suggests a focus on efficiency and visual simplicity, consistent with the needs of affordable housing while incorporating modest architectural detailing to give the structure a contemporary urban presence.

The site is located approximately one mile north of the Vermont and Manchester intersection, within reach of major transit corridors and local services.
