At 22501 Hawthorne Boulevard, construction is advancing on the Gable House Apartments, a new residential and retail complex that reimagines the site of the former Gable House Bowl. With the new addition, Torrance’s commercial corridors continue to evolve from midcentury entertainment hubs into mixed-use neighborhoods.
The project is developed by Intracorp Homes. VTBS Architects is responsible for the designs. Preen, Inc. is the interior designer, Urban Arena is handling landscape architecture, and Snyder Langston serves as general contractor.

Spanning 3.8 acres, the project site is located at the intersection of Hawthorne and Sepulveda Boulevards. The four-story structure will deliver 218 studio, one-, and two-bedroom apartments above 12,000 square feet of street-level retail, introducing a new layer of walkable density to a corridor long characterized by auto-oriented uses.
The design gives a nod to the site’s history with angular massing and pitched rooflines subtly recalling the postmodern forms of the original bowling alley. The ground-floor commercial front is defined by tall glazing and warm wood panels that frame the residential wings above. A central parking structure for 460 vehicles is wrapped by apartments to preserve a continuous street frontage.
Amenities planned for residents include a fitness center, swimming pool, co-working space, and landscaped courtyards. The project will also incorporate 17 affordable units, fulfilling local inclusionary housing requirements.
Set for completion in Summer 2026, the Gable House Apartments represent a new chapter in Torrance’s ongoing shift toward mixed-use living. As the South Bay adapts its aging retail and leisure sites, projects like this signal a broader trend toward compact, transit-accessible housing supported by street-level amenities and public-facing design.
