In South Los Angeles, a vacant corner at 6200 South Broadway is being transformed into a five-story affordable community through a modular building process. Prefabricated units were stacked on-site in just 10 days, compressing what would normally be a ten-month construction stage into less than two weeks.

The project will feature 66 apartments, broken down into 51 units reserved for low-income households, 14 units priced for moderate-income residents, and one manager’s unit. The development is proceeding under Executive Directive 1 (ED1), which streamlines affordable housing approvals in Los Angeles.

Plans by Open Office show a contemporary low-rise structure with a façade treatment of painted concrete, stucco, and vertical siding. The design balances modular repetition with varied textures to soften the street frontage. Amenity spaces are incorporated within the structure, enhancing livability for residents.

The prefabricated units were provided by Model Z, a subsidiary of developer SoLa Impact. By manufacturing units off-site and then installing them in rapid sequence, the team cut down project delivery time significantly, demonstrating how modular systems can accelerate affordable housing production across Los Angeles.

SoLa Impact is leading the project in collaboration with Open Office. The firm is simultaneously advancing modular and traditional developments along Vermont Avenue, Normandie Avenue, and Crenshaw Boulevard, extending its housing pipeline across South Los Angeles.

    The Santa Clara County, California main jail has ten times the number of windows this post WWII East German style block with a little paint has.
