A major corner of northern Pomona is on track to shift from commercial use to low-rise housing, as plans advance for a new for-sale neighborhood at 3101 Garey Avenue. The redevelopment introduces ownership units to an area that has long been targeted for reinvestment but has seen several concept changes over the years.

Cape Point Development is preparing a 5.5-acre site for 127 homes arranged in a mix of townhome and duplex buildings. The three-story residences are expected to range between roughly 1,400 and 2,200 square feet, offering multiple bedroom configurations aimed at families and larger households. The for-sale model replaces an earlier proposal for a dense apartment complex, signaling a broader pivot in how this stretch of Pomona is planning its future housing supply.

Renderings by Architeyk show a community organized around a central green that doubles as the main shared amenity. Private paseos thread between clusters of buildings, linking small open spaces and shaded seating areas. The site layout prioritizes internal circulation and creates a series of walkable connections, breaking the project into smaller, neighborhood-scaled components rather than a single consolidated block.

The architecture draws on contemporary residential styling with gabled profiles, varied siding patterns, porches, and articulated front doors that help differentiate building groups. Landscaping plays a prominent role, framing the edges of internal pathways and softening the transition between private entries and communal areas.

Redevelopment of the property marks a significant reuse of a former strip-center parcel, reflecting Pomona’s gradual shift toward more diversified housing forms. As approvals move ahead, the project positions Garey Avenue for a new residential identity while bringing long-planned infill development closer to construction.

  1. Hope they get buyers. That stretch of Foothill between Garey and Towne is pretty bleak and has a lot of homeless people.
