A new community oriented development is beginning to define the southwest corner of Mariachi Plaza, where Azure Development and Many Mansions are finishing work on a five story affordable housing building at 110 South Boyle Avenue. The project introduces 44 income restricted apartments and a ground floor commercial space to one of the most recognizable transit hubs in Boyle Heights.
The development is designed for households that qualify at the extremely low and very low income levels. Studios, one bedroom, and two bedroom layouts are arranged above approximately 7,100 square feet of retail space. The program also includes a forty one car garage to serve residents and visitors. The apartments will be leased through the Los Angeles County Coordinated Entry System, with priority for individuals and families experiencing homelessness.

Supportive services are incorporated throughout the building rather than housed in a single dedicated suite. Case management, financial education programs, food assistance, and transportation support are planned as part of the long term operations of the site. This integrated model reflects a growing trend in affordable housing near high frequency transit stations, where on site resources are meant to reduce barriers to stability.
Y and M Architects designed the building with a contemporary exterior that blends solid massing facing Boyle Avenue with lighter materials and punched windows on upper floors. Outdoor spaces include a podium level deck and a rooftop terrace that overlook the surrounding neighborhood. The design aims to create a distinct presence on the boulevard while maintaining a scale that aligns with nearby residential blocks.
Construction began in 2021 and is now in the final stages of exterior work. Funding sources include Measure HHH and low income housing tax credits, both central tools for financing supportive housing in Los Angeles. The site sits across from an earlier affordable project completed in 2017, and another development is planned for a Metro owned parcel adjacent to the station, continuing a pattern of housing oriented growth around Mariachi Plaza.
