A new residential project has been proposed for development at 400 Oceangate in Downtown Long Beach. The project proposal includes the development of a new apartment building offering 275 apartments. A 14-story office building built in the 1970s will also be reused as a part of the apartment complex.
Santa Monica-based Palisades is the project developer. Studio One Eleven is responsible for the designs.
The scope of work includes the interior remodeling of an existing 14-story tower into 200 apartments and stack five levels atop an existing parking garage next door to create an additional 75 dwelling units. The project will bring 275 units designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The units will range from approximately 452 square feet to 1,115 square feet in size. The new construction will have larger one-bedroom and two-bedroom dwellings, ranging from 700 to 1,356 square feet in size.
Parking will be provided within the existing garage. Renderings reveal that the existing tower will retain its facade, but a contemporary wood-frame structure will be added to the south. Onsite amenities include a pool deck, a rooftop deck, a lounge space, and a dog park. The new and existing buildings would be linked by a pedestrian bridge.
A staff report recommends approval of the proposed development.
