A new residential project is all set to make its debut at 511 South Harbor Boulevard in San Pedro. The project proposal includes the development of 137 apartments over a third outpost for Colossus Bakery.
Trammell Crow Company’s subsidiary High Street Residential and Principal Asset Management have teamed up as the project developers. KFA Architecture is responsible for the designs. Duane Border Design is the landscape architect.
Named Vivo on Harbor, the apartment complex is getting ready for an inauguration in November 2024. Pre-leasing is underway for Vivo on Harbor.
The scope of work includes the development of a new eight-story building offering 137 studios, one-bedroom, and two-bedroom floor plans. Ground-floor commercial space spanning an area of 1,500 square feet will also be developed. The commercial space will be utilized as the second location of San Pedro bakery Colossus, founded by Kristin Colazas Rodriguez.
Onsite amenities include a rooftop clubhouse, a terrace deck, co-working space, a courtyard, and a fitness center.
Floor plans will range from 547 square feet to 1,079 square feet. Rents for market rate units start at $2,415 per month and go up to $4,750 per month.
The project was approved with density bonus incentives, allowing for a larger structure than otherwise permitted by zoning rules. In exchange, 16 of the new apartments will be set aside as affordable housing at the very low-income level.
General contractor Snyder Langston and engineering firms DFDA and VCA are also on the project team.
