Five residential properties in Echo Park could be replaced by a new multifamily development proposed for 325 North Douglas Street, according to a recent application filed with the Los Angeles Department of City Planning.
The project, submitted by South Park Group, calls for the construction of an eight-story residential building containing 67 apartments. The unit mix would include studios, one-bedroom units, and two-bedroom units. Parking for 52 vehicles would be provided within a podium structure at the base of the building.

To achieve the proposed height and density, the development would utilize Transit Oriented Communities incentives, which allow additional residential capacity near transit corridors. As part of the TOC program requirements, six apartments would be reserved for extremely low-income households.
Plus Architects is responsible for the project’s design. Renderings depict a contemporary podium-style structure with stacked balconies, a subdued color palette, and articulated massing intended to reduce the visual scale along Douglas Street.

South Park Group and Plus Architects have collaborated on several multifamily residential developments throughout Los Angeles, including projects both under construction and completed in nearby neighborhoods. If approved, the Douglas Street proposal would add new housing capacity to an area experiencing continued residential growth.
