A proposal for 2101 West 8th Street in Westlake outlines a residential development that pairs a relatively high unit count with a limited on-site parking supply. The project would introduce a new seven-story building designed to accommodate dense housing on a site positioned near a major transit-served corridor. The project is being designed by SG Design, Inc., with Alvarado Center, LLC listed as the property owner and applicant.

The proposal represents a new iteration of development plans previously considered for the site. The development calls for 114 residential units, all configured as one-bedroom apartments, with one unit reserved for an on-site manager. With only six parking spaces included, the project emphasizes a residential program that is not centered around vehicle storage. All apartments, aside from the manager’s unit, are designated as income-restricted housing.

At ground level, the plan includes approximately 5,172 square feet of retail space, intended to activate the street frontage and support pedestrian activity along the corridor. The combination of residential and commercial uses establishes a mixed-use profile for the site.

Drawings indicate a multi-story structure organized above a podium base, with upper levels featuring a regular arrangement of windows and recessed balconies. The façade incorporates contrasting surface treatments, with patterned sections and vertical elements creating variation across the elevation.

The site is located in Westlake near MacArthur Park, within an area experiencing continued residential development activity.
