8777 Washington Boulevard is completed in Culver City. Apple is the new tenant, and has recently announced plans to bring 3000 new employees to Culver City by 2026 by “expanding its state-of-the-art campus with additional space for these employees and more.” Apple currently hosts its Apple TV headquarters out of Los Angeles.

The project redeveloped nearly an acre of property. It is located at the intersection of Washington Boulevard and National Boulevard. The site was previously a single-story commercial retail/warehouse building, a café addition, a detached storage garage building, and paved, at-grade parking.

The building is about 55 feet tall, with 132,500 square feet of space. It has four stories. The first floor is 15.5 feet tall, with 4,500 square feet of floor, and includes retail and food uses. Office space is on floors two through four. Combined, the office levels include approximately 128,000 square feet of office space. Below grade, there is a three-level subterranean parking structure that accommodates 392 parking spaces.

LPC West and Clarion Partners were co-developers on the project. A standout feature is a media screening room that connects the ground and second levels. Gensler is behind the design, which includes curved siding and floor-to-ceiling glass panels.
