A new mixed-use project has been proposed at 1449-1451 Echo Park Avenue in Echo Park, Los Angeles. The project proposal includes the development of a building offering residential and retail spaces. The project calls for the demolition of a triplex built in the 1920s to make way for the new construction.

Kenihan Development is the project developer. Architect Sammie Tabrizi is responsible for the design concepts.

Once approved the project will replace the onsite triplex. In its place, plans call for the construction of a four-story building featuring 27 apartments, including three units reserved for very low-income households. Retail space spanning an area of 210 square feet will be developed on the ground floor. Parking space for 24 cars will be designed in a subterranean parking garage.

Kenihan entitled the project using Transit Oriented Communities incentives to achieve increased height and reductions to zoning-required side-yard setbacks.

Renderings reveal a contemporary low-rise building, including a mix of studios and one-bedroom units.

Los Angeles City Planning Commission voted to uphold the approval of the small mixed-use building, rejecting an appeal from a neighboring property owner. The estimated construction timeline has not been announced yet.
