A new mixed-use development is taking form and shape at 1340 South Hill Street in Downtown Los Angeles. The project proposal includes the construction of a seven-story building offering spaces for residential and retail uses.
Suncoast Ventures is the project developer. Humphreys & Partners is designing the complex.
Named the Eden, the project broke ground last year, and wood framing is now rising from the project site, an L-shaped parcel. Once completed, the project will consist of a seven-story building featuring 235 apartments and ground-floor retail space spanning an area of 9,200 square feet. Parking for residential and commercial uses will be located in a subterranean garage.
As required by the provisions of the Greater Downtown Housing Incentive Ordinance, the Eden will set aside 25 percent of its housing at rents below market rate. That includes 12 units of designated very low-income affordable housing, as well as 47 units of workforce housing targeting residents earning up to 150 percent of the area median income level.
Renderings showcase a contemporary podium-type structure, with floor plans ranging between 375 and 1,093 square feet. Onsite amenities include courtyards, a fitness center, a swimming pool, and a rooftop deck.
The project site is located at the intersection of 14th and Hill Street. The market availability has not been announced yet.
