A new residential project is under construction at 10939 Ohio Avenue in Westwood. The project proposal includes the construction of a new six-story building offering spaces for residential units and basement parking. The project calls for the demolition of two small residential buildings dating the 1940s.
Century City-based investor Brennen Hakimiam is the project developer. Warren Techentin Architecture is responsible for the designs.
The project proposes to bring a multifamily residential complex featuring 18 residential units. The complex will rise to six stories high and feature apartments designed as a mix of studios, one-bedroom, two-bedroom, three-bedroom, four-bedroom, and five-bedroom floor plans. The complex will also feature basement parking for 12 vehicles.
Project entitlements include Transit Oriented Communities incentives, which have allowed for a new building with more floor area and less parking than would normally be required under zoning rules. In exchange, three apartments are to be set aside for rent by extremely low-income households.
Renderings reveal a set of five floors in wood-frame construction built on a concrete base. Upon completion, the building will feature an exterior of smooth stucco and perforated metal panels painted mint green.
The project site is located on a corner lot at the street’s intersection with Veteran Avenue. The project was given approvals by Los Angeles Planning Commission in February 2021. The estimated market availability has not been announced yet.
