A new mixed-use project could soon be seen taking shape and form at its project site at 3300 Washington Boulevard in Arlington Heights, Los Angeles. The project proposal includes the construction of a new four-story mixed-use building offering spaces for residential and retail uses. The residential-retail complex will rise from a former oil drilling site.
Thomas Safran & Associates is the project developer. BSB Design is responsible for the designs.
Plans call for the construction of a new mixed-income housing project that received financing plans approved by City Council earlier in September. The project was approved in 2020. The plan could include up to $45 million in multifamily housing revenue bonds. The project will bring a four-story building, offering 84 rental apartments above ground-floor retail space and parking. In exchange for density bonus incentives allowing a larger structure than zoning rules normally permit, 31 of the new apartments will be priced for low-income households over a period of 55 years.
Named Arlington Apartments, the mixed-use will be located five blocks east of the intersection of Washington Boulevard and Norton Avenue. Renderings showcase an exterior of brick veneer. Onsite amenities include a fitness center, club rooms, and podium-level courtyards.
The project site is a parcel spanning an area of 1.13 acres and served as an oil drilling facility from the 1960s until recently when its operations were shuttered. The property was sold in January 2019 for approximately $6 million.
