Framework is starting to rise at 12101 West Olympic Boulevard in West Los Angeles. The 4.8-acre site used to belong to Martin Cadillac, which has relocated to make way for Martin Expo Town Center, a development of office buildings, retail, and housing. Hines, USAA Real Estate, and Philena Properties are currently developing the lot.
Plans call for 807,200 square feet of new infrastructure. Approximately 67,000 square feet will be retail, restaurants, and floor area. 200,000 square feet will be a creative office floor area. The design opens up to the surrounding community with an outdoor plaza and promenade.
There will also be 600 residential units in this high-density, mixed-use, development, by architectural firm Togawa Smith Martin, which will include loft-style and flex units. Very low-income households will qualify for 30 of the units. Plans call for an 8 story highrise with 137.5 feet tall, 569 feet long, and 429 feet wide. The building is entitled “West Edge.”
Gensler and Rios Clementi Hale Studios are also architects on the project. The office building is registered to be LEED® and WiredScore Certified and will pursue WELL Core & Shell Certification. The Expo/Bundy Metro station is just across the street, which connects downtown Santa Monica to downtown Los Angeles. The site is located within half a mile of the 10 Freeway and within one mile of the 405 freeway. The project plans to open in 2022.

Looks like the design elements have been made sterile compared to the previous renderings. Typical Gensler, but happy that it’s density by the Expo Line.
