Ground has broken at 8324 Telegraph Road, in Ventura. The project, by City Ventures, has been titled the “Voelker.” The site will include the extension of Bishop Street and Lakewood Avenue, completing the existing neighborhood street network with single family homes.

The site is 3.42 acres. Development included the demolition of an existing 1-story, single-family residence, constructed in 1939 and set back approximately 175 feet back from Telegraph Road. The property was also used for crop production. Plans call for the construction of 18 new homes on the site.

The residences will be made of three separate plans. The first will be 1,600 square feet with 3 bedrooms and 2.5 bathrooms, the second will be 2,400 square feet, with 4 bedrooms and 2.5 bathrooms, and the 3rd will be 3,700 square feet, with 4 bedrooms and 3.5 bathrooms. Lot sizes will range from 6,000 square feet to one 7,500 square foot lot. For parking, there will be a minimum of a two-car garage per unit, with the majority of units providing a 3-car garage with two spaces in a tandem configuration.

William Hezmalhalch Architects are behind the design of the planned community. Designs include two types of architectural character styles, “Agrarian” and “Cottage”. Both styles use elements from the existing neighborhood aesthetic, such as low pitched gable and hip asphalt shingle roofs, front facing dormers, a combination of wood and stucco facades, and one and two story homes with porch entries. Other features include the use of vinyl windows with faux shutters, cement board lap siding, and chimney-less fireplaces.
