5496 East Los Angles Avenue has reached full height, in Simi Valley. The project was first approved in 2007, but stalled for years. The last time it changed hands, was in May of 2016, when the empty lot sold for $950,000. USA Builders and Construction are currently working on the completion.

The project will be made of 16 townhomes in four separate buildings. Each unit is about 21 feet in width, ranging from 1,606 to 1,630 square feet. All of the units have similar floor plans, with three bedrooms and an attached, two car garage. Three will be moderate income residences with an Affordable Housing Agreement. Plans include one centralized trash bin, to create more space in the garages.

The development entailed a zoning change and a general plan amendment to change the land-use from commercial office to residential high-density. The 1.35 acre lot sat empty since 1991, largely surrounded by other residential units. There was previously a commercial building on the site.

Haaland Group of Thousand Oaks provided the civil engineering and architectural design for the project. The plan has plenty of landscaping, with trees every 20 feet. Architectural ements include popouts, stone finishing, and decorative window and wall trims. The site is close to public transit, with a bus stop kitty-corner to the location, along Los Angeles Avenue.
