A large development is in the plan check phase for the corner of 2804 Tapo Street, and 4415, 4487 and 4473 Alamo Street, in Simi Valley. It would remove the majority of a shopping center to build a four story, 558,100 square foot residential structure on the 6.9 acre site. Norman Eagle is listed as the applicant.
Plans call for a 55 foot tall design. 278 apartments will be inside, along with 8,100 square feet of commercial space that will be retained and remodeled. The apartments will be made of 2-, 3-, and 4-bedroom layouts. Resident amenities and units will be on the second, third and fourth floors. 30 percent of the apartment units will be set aside for low income housing, including 75 units for low-income, and 8 units for very low-income.
Parking will be on the ground level, along with the leasing office, and a bicycle storage area. Additional parking will be provided along the north and east exterior of the new building, as well as surrounding the commercial section. There will be a total of 611 parking spaces for the residential component and an additional 33 outdoor parking spaces designated for commercial use.
Residential amenities will include a clubhouse room, laundry areas, barbecue grills, and playground equipment. Thomas H. Phelps Landscape Architecture, of THPLA, Inc, is behind the landscaping proposal. The design incorporates 12 open space areas that would be provided on the 2nd floor level for use by residents.

This development is gigantic and insanely hideous. Looks completely out of place and obstructs sunlight and mountain views. Developers need to stop ruining neighborhoods with this housing quota nonsense. Another reason everyone is leaving California.

This development is way too big for the area. People would be more open to building if they weren’t high density. A lot of people in the neighborhood are not happy about this.

This complex is ABSURD! It’s built so close to the streets, is so tall, that I’m waiting for the first sizable earthquake to knock it into the streets! It should never been shoved down our throats, by people who don’t live here! SHAMEFUL!
