Another mixed-use development is pushing dirt at 9900 Venice Boulevard in Palms, Los Angeles. The project proposal includes the development of a seven-story building offering residential and retail spaces. Excavation is under progress on the site.
Los Angeles-based developer Geneva Street Partners is the project developer. Hochhauser Blatter Architecture & Planning (HBA) is responsible for the design concepts.
The City of Los Angeles has approved the construction of a seven-story building offering 54 residential units. The mixed-use complex features 3,000 square feet of ground-floor retail space. The proposed project will also include 70 parking spaces on a basement level and a two-story podium.
Project entitlements include density bonus incentives permitting a larger structure allowed by zoning in exchange for setting aside six of the new apartments as deed-restricted affordable housing for a period of 55 years.
The apartments will be a mix of studios, one-bedroom, and two-bedroom apartments. Onsite amenities such as a central courtyard and rooftop decks will be provided. Renderings depict the finished product as a contemporary podium-type building.
The project site is in close proximity to Sony Pictures and Culver City Station, as well as new and future office complexes tied to Warner Media and Apple.
