Senior apartments are in the works for 2151 Lockwood Street, in Oxnard. All the units will be low income housing. Sunbelt Enterprises is listed as the developer for the project. The parcel is currently undeveloped.
The site is 3.6 acres, located near the 101 freeway. The design will be four stories tall, and have 178 parking spaces on site, and 10 bicycle spaces. The project will include additional site improvements and adjacent infrastructure improvements offsite.
172 units will be inside. They will be reserved for active seniors who are 62 years or older. There will be 88 one bedroom and 85 two bedroom designs, ranging between 700 and 900 square feet.
The design includes a community recreational building and pool. A gym, theater room, coffee bar, roof terrace, and dog walking area will be some of the amenities. The developer asked for a Density Bonus Permit to allow for a 65 percent density increase from 105 to 173 units. Additionally, they asked to waive, reduce or modify three development standards related to open space requirements, balcony size and number, and bedroom location and apply parking reductions per State regulations. Renderings still depict small balconies on many of the units.
