Renderings Revealed For Mixed-Use At 2115 Cesar Chavez Avenue, Boyle Heights, Los Angeles

Renderings have been published depicting a new mixed-use project proposed for construction at 2115 Cesar Chavez Avenue in Boyle Heights, Los Angeles. The project proposal includes the construction of a six-story building offering residential and retail spaces. The project will replace a single-story commercial building and an adjoining parking lot on the site.

Tiao Properties is the project developer. Bittoni Architects is designing the project.

Plans call for 50 apartments and ground-floor retail space to be constructed in a six-story building. The residences will be designed as a mix of studios, one-bedroom, two-bedroom, three-bedroom, and four-bedroom apartments. Retail space spanning an area of 3,862 square feet will be developed on the ground floor. Semi-subterranean parking for 39 vehicles will be provided on the site.

Tiao has requested entitlements for the project including Transit Oriented Communities incentives to allow a larger, denser development than would otherwise be permitted by zoning rules. In exchange for the bonuses, five of the proposed apartments would be set aside as affordable housing at the extremely low-income level.

Renderings showcase a contemporary podium-type building, designed in wood, plaster, glass, and concrete. Onsite amenities include a large rooftop amenity deck and a smaller common outdoor space on the second floor.

The mixed-use will rise at the intersection of Cesar E. Chavez Avenue and Chicago Street. The project has been submitted to the Planning Commission for a design review. The estimated construction timeline has not been announced yet.

  1. The neighborhood doesn’t want this ugly monstrosity in a historically Chicano neighborhood. I am for positive development, but this isn’t it. These are the current tenants who will be kicked out: “ The current tenants, commercial and residential (in rent-control units) are against this development as their livelihoods will be under threat. This will affect a family of five generations who live here and own the restaurant/bar El Apetito on the corner for the past 30 years, Finesse beauty salon owned by a queer femme for 29 years, Re/arte Centro Literario, a Chicana-owned bookstore and cultural center, and QVO Laboratories, a Chicano-owned vintage store.”

    The neighborhood council has already taken a firm opposition to this development.
