A new apartment and retail project has been planned for development at 55 North La Cienega Boulevard in Beverly Hills, Los Angeles. The project proposal includes the construction of a five-story mixed-use complex offering spaces for residential and retail uses. The project site was developed with a restaurant, The Stinking Rose. Earlier plans targeted the site to house a hotel.
Westland Real Estate Group is the project developer. Reed Architectural Group is responsible for the designs.
Plans call for the construction of a new five-story development featuring 105 residential units. The units will be developed as a mix of studios and one-bedroom apartments. The complex will also feature commercial space spanning 15,000 square feet on the ground floor. A three-level, 196-car subterranean parking garage will also be designed on the site.
Westland has entitlements using density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 11 of the new apartments will be set aside for rent by very low-income households.
Renderings showcase a contemporary low-rise structure designed in white stucco. Floor plans show multiple outdoor amenity spaces at the exterior of the building, including a rooftop deck with a pool. The mass of the upper floors of the apartment complex will be set back along the rear property line, away from neighboring homes to the west.
A staff report to the Commission recommends approval of the project. The estimated construction timeline has not been announced yet. The mixed-use complex will rise north of new Wilshire/La Cienega Station.
