A rather unique mixed-use project has been proposed for development at 7528 North Bellaire Avenue, Sunny Valley, Los Angeles. The project proposal includes the construction of a building offering spaces for storage along with residential uses.
Trojan Storage, an El Segundo-based developer and operator of storage facilities is the project applicant. Jordan Architects is responsible for the designs.
The scope of work includes the development of a new two-story storage facility spanning an area of 220,000 square feet. The storage facility will be developed toward the rear end of the site, available for rent. On the front of the site, the project proposes to make nine two-story townhomes available for rent. Each townhome will feature a two-car garage at the ground level with a one-bedroom residence above.
The storage facility with townhomes may soon come to a vacant property lot spanning an area of 170,000 square feet. The project site is located west of the Hollywood Freeway. A project application has been submitted, requiring the approval of a zone change and a general plan amendment. The estimated project timeline has not been announced yet.
