A new affordable housing project will soon replace a vacant supermarket at 8011-8027 North Vineland Avenue, in Sun Valley, Los Angeles. The project proposal includes the construction of a mixed-use project with housing and retail space. Local real estate developer, WPH Holdings LLC, is developing the project. Coastal Architecture is managing the design concepts and construction.
The mixed-use will be located on a parcel spanning approximately across a two-acre lot. Plans reveal a seven-story structure featuring 135 residential units. The units are offered as a mix of one, two, and three-bedroom apartments. All of the residences will be offered low and moderate housing options. The project also proposes a commercial space of 28,290 square feet on the ground floor. A semi-subterranean parking space with a capacity of 117 vehicles is also planned. On-site amenities are inclusive of a community room, a courtyard, and a rooftop deck.
The project is eligible for Transit-Oriented Communities incentives and allows increased density, floor area, and building height.
The architecture style of the low-rise structure is contemporary, and the podium-style structure has a facade expressed in stucco, fiber, cement panels, and masonry.
The estimated date of project completion is 16-18 months after groundbreaking. The property site is situated half a mile from the Sun Valley Metrolink station.
