A new mixed-use project with a unique combination of apartments sitting atop a car dealership has been proposed for development at 16747 Ventura Boulevard in Encino. The project proposal includes the construction of a new 12-story building offering spaces for residential use above a Mercedes-Benz dealership.
TADG Real Estate, LLC is behind this unique idea, serving as the project applicant. AO is responsible for the designs.
The scope of work includes the development of 130 apartments within a 12-story building that will have a Mercedes-Benz car dealership on the ground floor. The apartments will be designed as a mix of studios, one-bedroom, and two-bedroom floor plans. The Mercedes-Benz showroom will span an area of 16,000 square feet. Parking for the Benz showroom is proposed below grade, while residential parking is proposed on four above-grade levels.
Named Mercedes-Benz Tower, the mixed-use building will rise to a height of 132 feet. Renderings reveal a C-shaped building footprint, planned around a podium amenity deck. Additional open space is proposed on the rooftop.
The project applicant seeks entitlements for the project; including density bonus incentives to permit greater height, density, and floor area than allowed by zoning rules. In exchange, 26 of the new apartments will be required to be set aside for rent as deed-restricted affordable housing.
The project site is currently occupied by a used car dealership. If approved, this unique mixed-use property will rise next to Los Encinos State Historic Park. The estimated construction timeline has not been revealed yet.
