East Hollywood’s transformation from a corridor of swap meets and small storefronts into a vibrant, mixed-use district continues with the completion of Jayden, a contemporary housing development at 4632 Santa Monica Boulevard. The project sits a short walk from the Vermont/Santa Monica Metro station, anchoring a section of the boulevard now defined by transit-accessible residential growth.

Jamison Services, Inc is the project developer. BSB Design is responsible for the designs.

Jayden rises seven stories on the site of the former Union Swapmeet, introducing 177 one- and two-bedroom apartments above approximately 6,000 square feet of street-level retail space. Retail frontages along Santa Monica Boulevard are designed to activate the sidewalk and reintroduce daily street life to an area once dominated by surface parking and low-rise structures.

The building was entitled through the Transit Oriented Communities (TOC) program, which allows increased height and density near major transit stops in exchange for long-term affordable housing. As part of that agreement, 20 apartments are reserved for extremely low-income households, supporting Los Angeles’s broader push to deliver mixed-income housing near reliable transit. A two-level, 224-car underground garage provides on-site parking without disrupting pedestrian flow at street level.

Architecturally, Jayden’s exterior takes on a striking pattern of recessed balconies and bright orange frames set against neutral panels of gray and white. The contrasting materials create a dynamic rhythm while breaking down the building’s mass to a human scale. Inside, amenities include a fitness center, club room, co-working spaces, and a rooftop deck organized around a landscaped central courtyard that brings natural light into the residential floors.

Jayden joins a growing number of mid-rise developments reshaping East Hollywood’s identity. The project highlights how design-conscious, transit-oriented housing is redefining what density looks like in Los Angeles.
