The site plan shows variation in lot depth and building placement, producing five related but non-identical residential footprints across the property. One of the five lots includes an accessory dwelling unit, introducing a secondary housing component that is not repeated elsewhere in the project.

Interior layouts differ from lot to lot, as shown in the floor plans. All five homes are vertically organized across three levels, but bedroom counts, room adjacencies, and circulation patterns vary. Garages and entry spaces occupy the lowest level, while kitchens, dining rooms, and living areas are positioned above. Primary bedrooms are located on upper floors, separated from shared living spaces, and each home is capped with a private rooftop deck accessed from within the unit. Mechanical areas are placed to one side of the roof level, keeping the deck spaces unobstructed.

Stone show a consistent massing strategy across the five homes while allowing for individualized facade compositions. Exterior finishes are specified as stucco and fiber cement paneling, with recessed volumes, projecting balconies, and varied window groupings used to differentiate the homes from one another. Despite their shared height and material palette, the elevations avoid a repetitive townhouse appearance.
The project applicant is Poan Chen, acting through 2772 Rowena, LLC. The site faces a section of Rowena Avenue where multiple residential forms coexist, including a mixed-use apartment building currently under construction directly across the street, placing the small-lot subdivision within an actively changing local context without relying on a single dominant housing type.
