A new large-scale office complex has been approved for development at 5868 Jefferson Boulevard in Baldwin Hills, Los Angeles. The project proposal includes the construction of a new five-story building offering spaces for office use and onsite parking. The project replaced the onsite office and a surface parking lot on the site.
Lincoln Property Company and Clarion Partners are listed as the project developer. Gensler is responsible for the designs.
The scope of work includes the construction of a five-story building featuring 329,000 square feet of offices. The offices will be built above a three-level subterranean parking garage offering parking for 592 vehicles. The updated project plans will result in a total of built-up area measuring 481,000 square feet. Roughly 152,000 square feet comes from the existing offices on the site.
Renderings reveal a curved facade designed in all glass exterior. Plans showcase terrace decks projecting out of the building facade. Open area spanning 19,000 square feet is proposed in the form of landscaped areas and outdoor seating facing Jefferson Boulevard.
The project site is located a block south of La Cienega/Jefferson Station. The estimated project construction timeline has not been revealed yet.
