A new residential project is being pitched for expansion at its project sit located at 2413 North Silver Lake Boulevard in Silver Lake, Los Angeles. The proposal includes the expansion of an apartment complex that was built in the 1940s.

Co-applicants Fang Qian Morgan and Seth James Morgan own the project site. DFH Architects is responsible for the designs.

The project site currently houses a series of two-story structures containing 48 rent-stabilized apartments. The scope of work includes the redevelopment of parking areas along the rear property line to add 76 new residential units. The project site spans an area of 88,700 square feet.

The proposed three new buildings would rise four-stories and five-stories in height. The units will be designed as one-bedroom floor plans. Under the residential space, a parking garage with 119 parking stalls will also be added.

In exchange for density bonus incentives to permit the proposed scale and number of apartments, plans call for reserving six of the apartments as affordable housing at the very low-income level.

Renderings reveal a design that separates the existing and new buildings through landscaped spaces and walkways.

The project site is located near Glendale Boulevard in Silver Lake. A project application has been submitted to the Los Angeles Department of City Planning, awaiting review and approval.
