A new mixed-use project has almost reached completing taking shape and form at 3977 Beverly Boulevard in East Hollywood, Los Angeles. The project proposal includes the development of a new five-story building offering spaces for residential and retail uses.
Los Angeles-based 4D Development & Investment is the project developer. AFCO Design is responsible for the designs.
The scope of work included the development of a new five-story mixed-use development offering housing and retail near Vermont/Beverly Station. Named The Harper on Beverly, the five-story mixed-use building brings 67 apartments and retail space spanning 8,400 square feet. The apartments are designed as a mix of studios, one-bedroom, and two-bedroom floor plans. Additionally, a 46-car garage is also developed on the site.
Project approvals included Transit Oriented Communities incentives, which permitted greater density and height than allowed by zoning rules. In exchange for the incentives, seven of the apartments are set aside for rent as deed-restricted affordable housing at the extremely low-income level.
Renderings reveal a contemporary design, with the building height reduced at the rear of the site. Onsite amenities include a courtyard, a rear yard, and a small fitness center.
