A new residential project has been proposed for development at 1433 Crestfied Drive in Duarte. The project proposal includes the development of a new townhome community offering 169 residences. The property was previously a school, The Andres Duarte Arts Academy, that closed due to low enrollment.
The Duarte Unified School District and Crestfield Townhomes, LLC are on the project development team.
The project site spans an area of 14 acres. The scope of work includes the redevelopment of the project site currently developed with a shuttered school. The new townhome community will offer a series of three-story structures featuring 169 three-bedroom and four-bedroom townhomes. The townhomes will range from 1,358 to 1,465 square feet in size. Additionally, 338 parking spaces will also be developed on the site.
The site also includes the Otis Gordon Sports Park, which is to be redeveloped, but retained as park space.The approximately 6.3-acre area would include sports fields, an open turf area, picnic tables, restaurants, an outdoor gym, walking paths, and a parking lot for 59 vehicles.
Pending approvals, including a general plan amendment and a zone change. The estimated construction timeline is about 29-months, starting in April 2026 and concluding by September 2028.
