A new small-scale mixed-use project has been proposed for development at 8325 Beverly Boulevard in Beverly Grove. The project proposal includes the development of a new four-story mixed-use building offering spaces for residential and retail uses. If approved, a single-story commercial building will be demolished.
South Park Group is the project developer. Plus Architects is responsible for the designs.
The scope of work includes the development of a new four-story building offering 12 apartments and ground-floor commercial. No on-site parking has been proposed for development at this time. The building will be developed on a corner lot, and offer a mix of 12 studios, one-bedroom, and two-bedroom floor plans above 2,200 square feet of ground-floor commercial space.
Requested entitlements include Transit Oriented Communities incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, one apartment would be set aside for rent by an extremely low-income renter. Additionally, the project is utilizing the provisions of AB 2097 to propose no on-site parking.
The developer acquired the site for $3 million in 2022. A new application has been filed with the Los Angeles Department of City Planning, pending review and approval. The estimated construction timeline has not been revealed yet.
