A preliminary application has been submitted to the City Planning Commission seeking the approval of mixed-use development. A multi-family housing with retail space could soon replace the existing commercial buildings in North Hollywood.
Los Angeles-based company, MLBT Enterprises, LLC is the project applicant. Local architecture firm, Ketter Group is managing the design concepts and construction.
The proposal for the new development at 10745 West Burbank Boulevard includes the construction of a five-story structure featuring 49 residential units and retail space on the ground floor. The units are offered as a mix of one and two-bedroom apartments. The ground floor retail space will span across an area of 2,300 square feet. A parking garage at the semi-subterranean level is also proposed.
A request for density bonus incentives permitting an increase in the allowable floor area and reductions in setbacks have been submitted. In exchange, five apartments will be offered as deed-restricted low-income residences.
The property is situated half a mile northeast of Metro’s North Hollywood Station. Other missed-use developments can be seen near the project site.
