12147 Magnolia Boulevard has opened in Valley Village. Americana Management is running the rental process. The site has brought denser housing, as well as some low income housing to the area.
The building is 45 feet tall, 167 feet long, and 90 feet wide. It is four stories tall, with 26,700 square feet of floor. 36 units are inside. Four of the units fall under the very low-income tier. The layouts are primarily one bedroom, one bath designs. Interiors feature wide plank laminate floors, high ceilings, recessed lights, quartz countertops, modern shaker cabinets, and stainless steel appliances.
Amenities include private outdoor space, and a laundry room on each floor. There is gated parking with controlled access on the first floor. Inside, there is room for 3 disabled and 30 standard parking spaces. There are 36 long term and 4 short term bicycle parking spaces. Several bus stops are within proximity. The closest being at the end of the block, on the corner of Laurel Canyon and Magnolia.
The site received a 11 percent density bonus, four units, for including low-income housing. It is a contemporary design. $3.6 million was the permit valuation at time of filing.
