West Hollywood can soon see a new mixed-use development taking shape at 7617 Santa Monica Boulevard. Los Angeles-based developer LaTerra Development has successfully initiated shoring and grading activities on the project site. The project proposal includes the demolition of a car wash and the construction of a four-story residential+retail property with commercial space on the ground floor.

The project proposes 71 studios, one-bedroom, and two-bedroom apartments. The commercial space on the ground floor will cover an area of 9,240 square feet. Semi-subterranean parking is also proposed to offer parking spaces for 177 vehicles. LaTerra has set aside eleven apartments which will be offered as deed-restricted affordable housing at the very low-income level. Rooftop decks and courtyards are also proposed.
Concept plans reveal a sleek facade of corrugated metal panels and fiber-reinforced cement. Exterior circulation and outdoor spaces are implemented in the design to serve as amenities for the residents. The construction volume is shifted inward at two points along the property perimeter. The main courtyard is sectioned into two smaller courtyards facing outward.
The estimated duration of project construction is 30 months from breaking ground; anticipated in late 2022.
