10247 Variel Avenue has topped out in Chatsworth, Los Angeles. The project, by UL Construction, will expand low-income housing in the area. Kaio Construction Group was behind the demolition of the single-story, residential buildings that were previously on the location.
When completed, the building will be three stories tall, with 30,900 square feet of floor. It will be 40 feet tall, 63 feet wide, 267 feet long. The inside will contain 32 units. Two of the units will be extremely low-income housing and four very low-income ones.
The site includes 1900 square feet of landscape. 17 compact, 2 disabled, and 40 standard parking stalls will be available. There will be 32 long-term and 4 short-term bicycle parking spaces as well.
G.A. Engineering, based out of Van Nuys is the architectural firm behind the project. The design received an 11 percent density bonus for the additional low-income housing. Permit valuations place the project at $5 million.
