Construction has topped out at 3766 South Motor Avenue, in Palms. Premier League is the developer behind the project. The site received a 70 percent density bonus, bringing additional housing, some low-income housing, as well as ground-level commercial space, to the area. The location previously had a couple of smaller residential buildings.
The building will be six stories high and have 23,800 square feet of floor area. It will be 68 feet tall, 147 feet long, 50 feet wide. Inside the top five levels, there will be 36 units, 4 units will fall under the extremely low-income tier. The site received a 15 unit density bonus overall.
At grade, there will be commercial space, including restaurant space, and parking. There will also be parking in the basement level. Overall there will be room for 7 compact, 2 disabled, and 18 standard parking spaces as well as 34 long-term and 6 short-term bicycle spaces. The site is close to Venice boulevard, with restaurants and a bus stop close by.
Warren Techentin Architecture is behind the design, which includes 610 square feet of landscape Regency Midland Construction is the primary contractor. $5 million was the permit valuation at the time of filing.
