A new modular apartment project is proposed at 2853 West Boulevard in West Adams, Los Angeles. The project proposal includes the construction of new modular homes, replacing three duplexes constructed in the 1920s.
Hollywood-based firm Relevant Group is listed as the project developer. Los Angeles-based b|Arch is responsible for the design concepts and construction.
The six-story edifice will rise from a single parcel. The apartment complex will bring twenty-two apartments, offered as a mix of two-bedroom and three-bedroom units. A ground-floor garage parking space with a capacity of eleven vehicles will be allotted on the site.
Plans showcase an apartment complex composed of 54 prefabricated steel modular units. Renderings depict a boxy infill development with a ground-level community room and a rooftop deck.
Requested entitlements include Transit Oriented Communities incentives, allowing increased height and density. In exchange, five of the proposed apartments would be set aside as deed-restricted affordable housing at low-income levels. The estimated construction timeline has not been announced yet.
The property site is located at the northwest corner of West Boulevard and 29th Street.
