1692 Sycamore Drive is close to opening, in Simi Valley. The project, by USA Properties, will bring 311 new units to the area, many of which will be senior housing. The development has been titled “Vintage at Sycamore.”
The layout is made of six buildings on a 13.39 acre parcel, all of which will be three stories tall. The design is described as, “A common vocabulary of Italian architecture in forms and materials, while at the same time expressing architectural variation.” Elements include full surround trim windows, painted shutters, recessed windows, break head and sill trim, decorative metal railings, metal awnings, stucco trim and banding, decorative columns and archways, and light fixtures. The massing is broken up by hipped roofs and recessed patios. There are four separate color schemes in earth-tones.
There will be 311 apartments at the complex, with 212 market rate units and 99 senior affordable units, for those 62 and older, with an Affordable Housing Agreement. Market rate options include 74 one bedroom units at about 700 square feet each, 108 two bedroom units at 1,100 square feet each, and 30 three-bedrooms, at 1,200 square feet each. For the senior housing, 98 one-bedrooms at 600 square feet, and one two bedroom manager’s unit that will be 900 square feet.
Designs include separate recreation areas, the market rate will have a clubhouse with a kitchen, game room, yoga room, and fitness room. A swimming pool, spa, cabana area, tot lot, game area, and dog wash station will be outside. The senior complex will have an outdoor gathering space with a barbecue, lounge area, swimming pool, and lounge deck with umbrellas. Indoors they will have a community room with a kitchen, a cardio room, and a laundry room. There will be a total of 501 parking spaces. The complex is expected to open this winter.
