A new residential project has been proposed at 430 Westmoreland Avenue in Koreatown, Los Angeles. The project proposal includes the development of a seven-story apartment building on a vacant lot.
Larchmont-based entity Villas at Westmoreland LLC is the project applicant. California Development & Design Inc is responsible for the design concepts.
The project proposes 45 apartments to a seven-story apartment building. A subterranean parking garage with 34 stalls will be developed on the site.
Requested entitlements include density bonus incentives to permit greater floor area and height than allowed by zoning regulations. In exchange, 13 of the proposed apartments would be set aside as deed-restricted affordable housing at the low-income level. The project is eligible for the bill’s streamlining provisions, as it would set aside 50 percent of the site’s base density (26 residential units) as deed-restricted affordable housing.
Renderings reveal a contemporary podium-type building wrapped with cantilevered balconies and a rooftop amenity deck. Plans call for a mix of one-bedroom and two-bedroom dwellings.
The property site is located two blocks north of Wilshire/Vermont Station.
