A new supportive housing complex has been inaugurated at its site at 1230 West Ingraham Street in Westlake, Los Angeles. The project proposal includes the construction of a new seven-story residential building offering spaces for residential units and onsite supportive services. The project replaced a surface parking lot on the site.
SRO Housing Corp is the project developer. KFA Architecture is responsible for the designs.
Named Ingraham Apartments, the project has reached completion, bringing 121 apartments within a seven-story building. The apartments are designed as a mix of 120 studios and one one-bedroom manager’s unit. The units average approximately 400 square feet in size, each featuring private kitchens and full bathrooms. The supportive housing is reserved for chronically unhoused and low-income residents, and will be priced for households earning no more than 60 percent of the area median income level.
Renderings reveal a a modern rendition of the historic mid-rise apartments that make up the local urban neighborhood. The design emphasizes vertical forms, with large, recessed windows. Other elements include a landscaped central courtyard, which connects to interior common spaces, as well as a lounge space and amenity deck on the rooftop. The project seamlessly integrates into an active, pedestrian-oriented, working class neighborhood and reinforces its distinct metropolitan character.
The project site sits between Wilshire Boulevard and 7th Street. SRO Housing financed the apartment complex through sources including Los Angeles County’s affordable housing trust fund, Measure HHH, and approximately $32.5 million in tax-exempt bonds. The cost of construction is estimated at $60 million.
