A mixed-use project proposed at 20401 West Ventura Boulevard in Woodland Hills, Los Angeles has made progress. The project proposal includes the development of a three-story mixed-use structure with a double basement offering spaces for self-storage, office, retail, and parking uses.

SGW Architecture & Design is responsible for the designs. Kimley-Horn is the landscape architect.

The project site is a parcel spanning an area of 1.23 acres. The scope of work includes the demolition and removal of all existing remnant building foundations and parking lot and the construction of a three-story mixed-use building. The mixed-use will yield a total built-up area of 158,371 square feet. Out of the total, 156,917 square feet will be reserved for self-storage for household goods with 1,015 square feet of office, 1,400 square feet of commercial/retail spaces, and an associated parking lot.

The mixed-use building will rise to a height of 37 feet. The project will provide 22 automobile parking spaces, including 11 standard, six compact automobile parking spaces, four EV, and one ADA-compliance automobile parking space. 24 long-term bicycle parking stalls, and 16 short-term bicycle parking stalls are also proposed.

The project also proposes the installation of four wall signs, two window signs, and one monument sign. The project proposes to remove 19 non-protected trees from the project site and one nonprotected street tree located in the public right-of-way.

A project review meeting was held last week where staff recommended approval of the requested entitlements for a Vesting Zone Change, Height District Change, Conditional Use, Project Permit Compliance Review, and Site Plan Review.
