A new mixed-use project is under construction taking shape and form at 4632 West Santa Monica Boulevard in East Hollywood, Los Angeles. The project proposal includes the construction of a new seven-story building offering spaces for residential and retail uses. The project site formerly housed Union Swapmeet.
Jamison Services, Inc. is the project developer. BSB Design is responsible for the designs.
The scope of work includes the construction of a new seven-story building featuring 177 residential units and ground-floor commercial space. The residential units will be designed as a mix of one-bedroom and two-bedroom floor plans. Retail space spanning an area of 6,000 square feet will be developed on the ground floor. Parking for 224 vehicles will be provided in a two-level underground garage.
The project utilizes the Transit Oriented Communities guidelines to permit a larger structure than otherwise permitted by zoning rules. In exchange, 20 of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
Renderings reveal a modern podium-type building. Onsite amenities include a fitness room, a club room, co-working spaces, and a rooftop amenity deck.
The project site is located east of Vermont/Santa Monica subway station. The estimated market availability date has not been revealed yet.
