A new affordable housing project has been proposed for development at 1349 North Hobart Boulevard in East Hollywood, Los Angeles. The project proposal includes the constriction of a new five-story building offering 85 residential units at affordable rates. If approved, the project will require the existing residential buildings on the site to be demolished.
1349 Hobart LLC is listed as the project applicant. California Development & Design Inc. is responsible for the designs.
Site prep will require the exiting 10 residences to be demolished under separate permits. The scope of work includes the construction of a new five-story building offering 85 apartments at low-income and moderate-income levels. Plans call for a mix of studios, one-bedroom, and two-bedroom floor plans. No onsite parking has been proposed at this time.
The project seeks approvals using Executive Directive 1. A project application was submitted to the Los Angeles Department of City Planning. Requested approvals include density bonus incentives and waivers of development standards to permit a larger structure than would typically be allowed by zoning rules.
The project site is located at the southeast intersection of Sunset Boulevard and Western Avenue.
