A new residential project has been proposed for development at 4750 Wilshire Boulevard in Brookside, Los Angeles. The project proposal includes the conversion of the top floors of an office building into housing. The property is part of the former headquarters campus of Farmers Insurance.

CMCT, a Dallas-based real estate investment trust affiliated with CIM Group is the project developer. KFA Architecture is responsible for the designs. Agency Artifact serves as the landscape architect.

The scope of work includes the conversion of office spaces into housing. The office building spans an area of 143,000 square feet, and now the top floors of the three-story office building feature 68 apartments. Approximately 30,000 square feet of office space has been retained on the ground floor, which will remain addressed at 4750 Wilshire Boulevard. The apartments upstairs will have the address of 701 South Hudson Avenue.

The apartments are designed as a mix of studios, one-bedroom, and two-bedroom floor plans, all featuring 10-foot ceilings and contemporary design work. All units come with in-unit washers and dryers, stone counters, and wood flooring. Onsite amenities include a pool, a landscaped courtyard, a resident lounge, fitness rooms, and co-working spaces.

As a condition of approval, six of the apartments are set aside as affordable housing at the very low-income level. For the market rate units, rents range from $2,799 to more than $8,500 per month.

Kanden Realty & Development and Taisei Corporation are also part of the project development team.
