Exterior paneling is rising at Figueroa & Pico, in Downtown Los Angeles. The project, by Lightstone Group, will significantly boost hotel accommodations across the street from the convention center, as well as other venues close by. Developers aim to improve the pedestrian experience in the area, and street frontage, in a phased approach. There will be three towers in total.

The first tower will be 37 stories high, with 600,000-square-feet of floor. 65,000 square feet will be public space, including nine restaurant and bar concepts with several indoor/outdoor venues, featuring panoramic views of Downtown Los Angeles. 13,000 square feet will be set aside for flexible meeting and event space.

The majority of the square footage will go towards hotel rooms. There will be the 380-room Moxy hotel and the 347-room AC hotel. Amenities will include a landscaped pool deck and performance space, and an indoor/outdoor fitness center.

In the seven-story podium, there will be parking for 304 vehicles. It will be screened by signage and architectural elements. The area is also transit rich, with bus stops on every corner of the block, and Metro Line E running along the opposite side of flower street, bordering the property. Gensler is the architectural firm behind the design. The first tower is expected to open in 2022.
